For years, clients and friends, seeing our own success, approached us to manage their properties. Understanding the time, dedication, and resources needed to effectively run a rental portfolio, we would instead refer them to other management companies.

However, after hearing countless management company horror stories and feeling a significant demand for quality property managers in the industry, the group decided to pool their knowledge and resources to create a boutique style management company that can be relied upon and trusted.

To maintain our stringent standards and high yielding returns, we unfortunately can only offer our services to a select group of likeminded owners who share our passion for quality and communication. Think of us as a hedge fund for rental properties.

Leasing
  • Screen and fill vacant units with qualified tenants
  • Move In and move out inspections
  • Onboard tenants into our system
Rent Collection
  • Collect rents and disburse to Owner on monthly basis
Retention/Termination
  • Prepare, negotiate, and renew rental agreements
  • Handle lease terminations (e.g. evictions)
  • Optimize rents and annual planning for lease expirations
Maintenance
  • Provide tenants with a “tenant portal” to make repair requests
  • Handle tenant relations and coordinate maintenance
  • Access to a vast network of handymen/contractors and 3rd party specialized contractors
  • Perform unit turns for vacating tenants
  • Landscaping and snow removal
Quarterly Check Ups
  • Perform general wellness check of property and coordinate necessary repairs
  • Collect and deposit laundry money
  • Once a quarter, one of our team members will visit each property to:
  • Service dryer lint filters
  • Check for debris in common areas and exterior of building
  • Check furnace filters and install new if needed
  • Check smoke and co detectors
Fee structure:
  • 7-10% management fee based on size and proximity
  • Leasing first month’s rent for new tenants
  • Money back guarantee for new tenants
  • “In house” Maintenance at 10% markup on total cost over $1000.00, Maintenance at 20% markup on costs under $1000.00
  • No markup on 3rd Party Maintenance. Coordination fee of $50.00
  • Evictions $300.00 + court costs and attorney fees
  • Lawncare and Snow is dependent on size and frequency
